Nevada offers several down payment assistance programs that can cover thousands of dollars in upfront costs. Here's what's available, who qualifies, and how to apply.
One of the biggest obstacles for first-time homebuyers in Las Vegas isn't income — it's the upfront cash required to close. Between the down payment and closing costs, you can easily need $20,000–$35,000 before you get the keys.
What many buyers don't realize is that Nevada has programs specifically designed to help bridge that gap. Some provide grants that never need to be repaid. Others offer low-interest second loans that are forgiven over time. If you qualify, these programs can dramatically reduce — or in some cases eliminate — your out-of-pocket costs at closing.
Here's what's currently available for Las Vegas buyers.
Home Is Possible (HIP) — Nevada Housing Division
Home Is Possible is the flagship program from the Nevada Housing Division and one of the most widely used assistance programs in the state.
What it offers:
- Down payment assistance of up to 4% of the loan amount, provided as a grant (no repayment required)
- Available for both FHA and conventional loans
- Can be used for down payment, closing costs, or both
Who qualifies:
- First-time buyers and repeat buyers (this program is not limited to first-timers)
- Must occupy the home as a primary residence
- Income limits apply — typically around $105,000 for most Clark County households, though limits vary by household size and loan type
- Purchase price limits apply — generally up to $548,250 for most loan types
- Minimum credit score of 640 (660 for some loan types)
- Must complete an approved homebuyer education course
How it works: The assistance is structured as a grant, meaning you don't repay it. It's layered on top of your first mortgage through a participating lender. Not all lenders offer HIP, so you'll need to work with one that's approved by the Nevada Housing Division.
Home Is Possible for Heroes
This is a variation of the standard HIP program designed specifically for veterans, active-duty military, and surviving spouses.
What it offers:
- Below-market interest rates on the first mortgage
- Down payment assistance of up to 4% of the loan amount as a grant
- Available with VA, FHA, and conventional loans
Who qualifies:
- Veterans, active-duty service members, and surviving spouses
- Same income and purchase price limits as standard HIP
- Must occupy as primary residence

Home Is Possible for Teachers
Nevada also has a version of HIP specifically for K–12 teachers, administrators, and support staff employed by Nevada public schools.

Who qualifies:
- Full-time K–12 employees at Nevada public schools
- Same income and purchase price limits as standard HIP
- Must occupy as primary residence
Neighborhood LIFT Program
The LIFT program is a periodic initiative offered through NeighborhoodLIFT, a collaboration between Wells Fargo and NeighborWorks America. When available, it provides down payment assistance grants of $15,000 or more for qualifying buyers in targeted areas.
Important note: LIFT programs are event-based and not always active. When they open, funds are distributed on a first-come, first-served basis and often run out within days. If you're in the market, it's worth monitoring for announcements.
Clark County HOME Program
Clark County administers its own HOME Investment Partnerships Program for buyers purchasing in unincorporated Clark County (which includes many Las Vegas valley neighborhoods).
What it offers:

- Loan is forgiven after a set period (typically 5–10 years) if you remain in the home
- Amounts vary based on need and funding availability
Who qualifies:
- Income limits apply — generally targeted at low-to-moderate income households

- Must complete homebuyer education
- Property must be in unincorporated Clark County
City of Las Vegas HOME Program
The City of Las Vegas runs a similar program for properties within city limits.
What it offers:
- Down payment and closing cost assistance as a deferred, forgivable loan
- Amounts vary based on funding availability
Who qualifies:
- First-time buyers (no homeownership in past 3 years)
- Income limits apply
- Property must be within Las Vegas city limits
- Homebuyer education required
How to Access These Programs
Here's the practical path to accessing down payment assistance in Nevada:

- Home inspection fees (typically $400–$600)

- Post-closing reserves that lenders may require
